What this calculator does not model: processing fees (0.5-2% of principal, paid up-front), prepayment penalties (typically 2-4% for fixed-rate loans, none for floating-rate home loans under RBI rules), insurance bundled into the loan, GST on the processing fee, foreclosure charges, and the moratorium period on education loans.
The interest figure is the load-bearing number. For a ₹50 L home loan at 8.5% over 20 years, EMI is ~₹43k/month but total interest is ~₹54 L — i.e. you pay back more than 2× what you borrowed. Prepay aggressively if you can.
